Job Description

Role Description

At Hudson Pacific Properties, we provide best-in-class office space to the biggest names in tech and media (Netflix and Amazon), and we're seeking a Senior Leasing Analyst to perform analyses and lease review, credit reviews, reporting, and forecasting in direct support of the Leasing department and in conjunction with the Finance, Accounting, Development, Operations and Acquisitions departments as needed.

What You'll Do

Manage leasing-related data and reporting dashboards, delivering daily, weekly, monthly, and quarterly reports on key leasing metrics across a 14MM square-foot office portfolio. These dashboards are used by the executive team for real-time decision making, inform the Executive Vice President, Leasing in preparation for quarterly earnings Q&A sessions, and serve as materials for quarterly Board of Directors presentations.

Lead the annual leasing team budget process, partnering with regional leasing teams to incorporate market leasing assumptions and lease-up timelines. This includes collaborating on initial budgets, guiding them through multiple levels of executive review, and conducting quarterly re-forecasts that reflect updated market conditions, ensuring leadership has an accurate view of forward leasing outlooks.

Work closely with field leasing teams across Hudson’s five regions (Vancouver, Seattle, San Francisco, Silicon Valley, Los Angeles) to provide analytical support for proposed leasing deals. This involves modeling potential transactions against established budgets using net effective rent or discounted cash flow methodologies and preparing approval packages for executive review, as well as for joint venture partners and lenders where applicable.

Perform ad-hoc analyses as needed, including evaluating early termination requests, conducting blend-and-extend calculations, and performing retail health ratio analyses. Conduct forward-looking return analyses, such as return on cost, internal rate of return, and discounted cash flow evaluations, to support strategic decision-making.

Collaborate with the Leasing team to develop and enhance best practices that drive improved decision making across all areas of leasing. By studying business functions, gathering and analyzing information, and evaluating output requirements, this role will incorporate and leverage technology solutions to streamline processes and boost overall efficiency.

Lead, mentor, and train other Company analysts to broaden their critical thinking, technical skills, and real estate business acumen. Work closely with the leasing team to enhance efficiency, improve reporting, and increase transparency. Monitor project progress by tracking activity, resolving problems, publishing progress updates, and recommending solutions.

Coordinate with other Company departments to create efficient, sustainable, accurate reporting to monitor and communicate the portfolio’s leasing performance.

Coordinate and gather information from various departments in the Company (primarily acquisitions, development, finance and operations) for use in data analyses and project completion.

Miscellaneous duties as assigned.
