Regional Property Manager – Southfield, MI – IN-PERSON

Job Summary Kaftan Communities is seeking a Regional Property Manager to oversee and direct day-to-day property operations across our portfolio. This role includes the direct management of functional line managers (leasing, resident services, maintenance) and establishes a communication system involving transactions and activities among Property Managers and the Central Office.

Responsibilities

  • Maximize Rental Income : Control operating costs for each property.
  • Financial Oversight : Responsible for monthly review of financial reporting and budget variance analysis; oversee the annual operating and capital expenditure budgeting process with property managers and owners. Monitor and make recommendations on budget performance as necessary.
  • Marketing & Advertising : Oversee, develop, and implement marketing/advertising plans across markets in conjunction with the Property Manager and Leasing Agents. Make recommendations to improve marketing activities; review occupancy status; recommend market rent schedules.
  • Site Visits & Inspections : Perform regular site visits to ensure smooth functioning and organization of site offices; perform physical inspections of the property grounds and buildings. Inspect properties to ensure the highest standards are maintained; evaluate maintenance, grounds, and housekeeping operations in areas of efficiency. Conduct periodic inspection of vacant apartments for market-ready condition.
  • Compliance & Practices : Work with the corporate office to ensure that property management practices are implemented and followed. Review/audit property administrative, accounting, and maintenance areas to ensure compliance with established policies and procedures; approve all exceptions of the same.
  • Preventative Maintenance : Review with managers and maintenance staff the preventative maintenance program.
  • Staff Management : Work with property managers to recruit, retain, and develop staff at all levels. Perform disciplinary activities, hire, train, supervise, develop, and terminate the employment of supervised staff in accordance with company policies and directives; perform performance evaluations on supervised employees; assist Property Managers with site-level employees. Approve all new hires, status changes, and terminations for on-site personnel.
  • Performance Evaluation : Evaluate direct reports on an annual basis, or as needed.
  • Contract Management : Responsible for property contracts. Negotiate and/or evaluate contracts and make recommendations.
  • Operations Monitoring : Monitor the processing of work orders, payroll, resident leasing, occupancy status, and purchase orders. Monitor new residents' leasing and current residents' renewal activities. Oversee the RUBS (ratio utility billing system program) to ensure correct billing to tenants. Monitor resident delinquencies and payment of vendor functions at property offices. Monitor internal processes of inventory control and purchasing; review and approve expenditures within specified budgetary guidelines. Monitor and assess the make-ready competition process; negotiate with vendors if needed to complete units on a timely basis.
  • Resident Relations : Resolve resident relation issues and concerns.

Requirements

  • Bachelor’s Degree in business or a related degree is required.
  • 1 year of experience as a Property Manager or Regional Property Manager.
  • Experience managing a staff of a minimum of 16 persons, along with maintenance and leasing departments.
  • Computer skills including internet, e-mail, (MS Outlook), MS Excel, and MS Word.
  • Proficiency in Yardi is required.
