Job Summary Under general supervision of the Controls Supervisor, performs maintenance, calibration, troubleshooting, and installation on all plant and facilities EMS/BMS and related controls required to insure proper operation of steam, water, gas, air, vacuum, cooling and heating systems, and other related building systems and equipment.
Essential Job Duties - Calibrates instruments, tests systems, corrects any failures, and coordinates installation and repairs with other tradespersons.
- Utilizes Computerized Maintenance Management System (CMMS) program software to create process and complete planned and corrective maintenance work orders.
- Performs installation of panels, parts, and equipment, piping, conduit, and cable systems. Ability to terminate EMS/BMS controllers and end devices. Familiar with motors and VFD's.
- Inspects, maintains, installs, programs, and calibrates all building EMS/BMS controls and end devices such as controllers, power supplies, transducers, thermistor, thermocouples and I to P's.
- Performs scheduled preventive maintenance and calibration on machinery, equipment controls, and end devices. Troubleshoots controllers and programming sequences necessary with associated end devices.
- Interprets schematic and loop drawings and coordinates needed repairs with other tradespersons to estimate time and material costs on repairs and projects.
- Conducts oneself in a manner that will maintain professional relationships among all customers.
- Troubleshoot HVAC controls and end devices with graphic user interface.
- Responds to emergency repair calls when necessary.
- Provide written and oral reports effectively.
- Perform other duties as assigned.
Basic Qualifications - Must have a minimum of 5 years' experience in maintaining, calibrating, installing, troubleshooting, and repairing electrical, electronic, pneumatic, and mechanical process control instruments.
- Must have general knowledge of building EMS including Honeywell, Johnson, and Distech controls systems, (DDC, AC, and pneumatics).
- Ability to commission JACEs, controllers, and devices on the network. Familiar with configuring points with associated alarming and trending with graphical interface.
- Must be knowledgeable in programming a sequence of operations using both graphical and line/logic programming methods.
- Must possess and maintain a valid California Driver's license throughout the course of employment.
- Must be able to adhere to the Caltech Motor Vehicle policy throughout the course of employment.
- Ability to communicate clearly both verbally and in writing.
- Must be able to lift up to 50 pounds on a daily basis, bend in all directions, climb stairs and ladders, squeeze with arms and hands, operate machinery using hands and work outdoors in all kinds of weather.
- Must be able to work all shifts as assigned in this 24/7 operation.
Preferred Qualifications - Proficiency with Asset Works and Kronos or similar preventive maintenance and timekeeping software would be a plus.
- Familiarization with Factory Talk (SCADA), Concept (PLC programming), RSLogix (PLC programming), Microsoft SQL Server, Microsoft Active directory, Lonworks, Bacnet, Ethernet, Modbus, Control Net, and Fiber Optics is preferred.
- Knowledge of network architecture topics within an OSI model, such as VLANs, VMs, Firewall Rules/Ports, and TCP/IP protocols. Network+, CCENT, or equivalent certification preferred.
- Tridium Niagara Certification, or ability to acquire within one year of start.
- Distech Controls Applications & Controllers Certification, or ability to acquire within one year of start.
- SkySpark Essentials Certification, or ability to acquire within one year of start.
